The outdoor shots of Spenser Academy were made at Bishop's University, in Sherbrooke, Quebec, filmed in the fall of 2005. The director had to compromise on many of the shots as it rained for much of the duration of filming.

Just prior to the release of this movie, Top Cow Comics printed a four part comic-book miniseries by Aron Coleite and Tone Rodriguez entitled The Covenant. Neither the authors of the comic-book miniseries nor Top Cow Comics is mentioned in the movies' credit sequences, so the comic-book miniseries is not regarded as source material by the makers of this movie.
During the shooting of the police chase early in the film, the camera crane got caught on the roof lights of the police car as the vehicle was swerving under it. Nobody was injured, but the car and crane were damaged and the camera was destroyed, along with a light rig on top of the camera.
According to the DVD commentary, the filming of the beach party took place in December. The original location was flooded shortly before the scene was shot, and the scene had to be rescheduled at a new location at the last minute. The location that ended up in the film was a sand quarry.
About 200 extras appear in the party scene that opens the film. They were recruited about two days before shooting, partially through the help of local club and radio DJs in Montreal. They worked for two nights in freezing weather.
